We’ve been busy behind the scenes building the next generation of Resident. Version 4 is our most significant upgrade to date — built on a faster, sleeker, and smarter foundation. Below are the answers to the most common questions regarding the rollout and new features.

1. Timeline & Migration
We are aiming to begin introducing clients to the new platform starting in Q3 2026. We will start with a group of early adopters to gather feedback before rolling it out to everyone else throughout the remainder of the year.
No action is required from you at this time. This is just a first look at what’s coming. We will provide plenty of advance notice before your specific upgrade, along with step-by-step guidance and training resources to ensure a smooth transition.
2. A Fresh Look & Smarter Navigation
The new Resident features a modern, intuitive design including:
  • Optional Dark Mode: A cleaner look that’s easy on the eyes, day or night.
  • Slide-out Panels: Complete tasks and view details without ever leaving your current screen.
  • "My Work" Hub: A single control centre for your blocks, work orders, and compliance priorities, highlighted with simple traffic-light cues.
We’ve introduced a three-level search system to help you find data instantly:
  • Quick Search: Remembers your last five searches and groups results by category.
  • Advanced Search: Offers precision filtering and shows up to 10 results per group.
  • Detailed Search: Provides full visibility into every piece of data within a selected category.
3. Accounting, Budgets & Arrears
We’ve re-engineered the financial core for better accuracy and flexibility:
  • Budgeting & Scheduling: Split budgets across units by percentage with automatic validation, compare expenditures year-over-year, and add category comments visible on documents.
  • Standing Orders: Manage these directly at the budget level with in-system notifications.
  • Automated Arrears: Enjoy end-to-end automation with bulk triggers, skip-step controls, and breach-of-lease tracking across estates or blocks.
Yes. Expanded reporting will include Directors’ Reports, P&L, Cashflow, Trial Balance, Aged Debt and more—all with faster loading times.
4. The "Unit Experience" & Portals
We’ve moved away from jumping between screens. The new Unit Experience brings everything—leasehold details, tenants, standing orders, ground rent, and financial statements—into one side-by-side view. A clear timeline shows how tenancies and balances have evolved over time.
  • Leaseholder & Director Portals: Faster self-service for budgets, statements, and messages.
  • Supplier Portal: A dedicated space for suppliers to upload invoices, manage work orders, and update insurance details directly.
5. Compliance & Maintenance
Version 4 features a live Compliance Dashboard using a traffic-light status system. This gives you instant oversight of your entire portfolio. Every action is recorded in a Full Audit Trail within the "tamper-proof" Administration section, ensuring total transparency for safety regulations.
You can now send and receive quotes directly in-app. Improved tracking and configurable letters make the Section 20 process more transparent for both agents and residents.
