Senior Property Manager

Senior Property Manager
Alexandre Boyes Block & Estate Management manages approximately 2,500 units. We are based in Tunbridge Wells and manage some of the towns most notable apartment blocks, but our portfolio extends from West London, through the London boroughs and down to the coast in Hastings.
During the past few years we have experienced c. 100% growth and now require a focussed, proactive senior property manager to look after their own Tunbridge Wells & Sevenoaks portfolio of approximately 450 units. This role will also be responsible for expanding our presence in West Sussex and Surrey as we opened a new Alexandre Boyes office in East Grinstead in 2018.
Alexandre Boyes utilises Resident Software (www.resident.uk.com) for the administration of its block management services . Full training will be provided.
The block manager will preferably be IRPM qualified with 5 Years’ experience within Block Management/Leasehold. The applicant must have a full UK driving licence and your own car.
Role: The property manager will be responsible for co-ordinating and managing all services and maintenance contracts and to communicate with clients and leaseholders in line with contracted management agreement.
Duties would include but not be limited to:
– Inspection of sites to ensure the quality of services provided are satisfactory and to identify building repairs in line with health and safety issues
– The Block Manager will set service charge budgets, preparing demands in line with leases
– Risk managing purchase services and special projects to maintain positive cash flow
– Arranging necessary maintenance and repairs for the blocks in accordance with the leases and TOB and liaising with contractors and the in-house Alexandre Boyes maintenance team as appropriate
– Assist the client accountant with the preparation of all financial documentation for submission to accountants for preparation of year-end accounts
– Chairing AGM’s for each site
– Ensuring compliance of all fire risk and health and safety regulations
– Advising on and implementation of Section 20 procedures for all qualifying projects
– Putting in place insurance for each property
– Promoting services of other departments within the Alexandre Boyes Group, including lettings and estate agency.
– Winning new management contracts in the Kent, Sussex & Surrey & Assist with the development of the department
– Provide the department with general Block Management advice
– Act as the first point of contact for issues that are received from clients and leaseholders

We are prepared to train the right candidate but would prefer a minimum of AIRPM qualifications.

Residential Block Manager

Residential Block Manager
We are a company dealing with sales, lettings and block management and currently seeking a Residential Block Manager to deal with a small portfolio of residential blocks within the Stroud District. A minimum of 2 years on the job block management experience is preferred.
Main Duties and Responsibilities, though not inclusive include
- Manage your own portfolio to include all aspects of Block Management
- Site visits and compile schedules of works, instructing contractors as required
- Preparing the annual service budget and sending out service charge accounts
- Completing any Section 20 Notices that are required
- Chairing the AGMs and meeting with Leaseholders / Freeholders
- One will also be responsible for meeting with new clients to arrange new business.
It is important that you are thorough and have a strong work ethic, polite and well mannered. Have a knowledge of Health and Safety regulations, keep up to date with legal matters, apply to the terms of the lease, deal with matters arising and have an upstanding of accounts to be able to compile budgets, reserves and final accounts. Also you will be required to deal with insurance renewals / claims and any major client works.
Ideally IRPM qualified. Experience of residential lettings through ARLA would also be an advantage.
Salary: £24,000 to £30,000 depending on experience.
Working hours: 9am to 6 pm Monday to Friday. Some Saturdays on a rota
