Our Story

Resident was founded by Kate Boyes MRICS, a Chartered Surveyor with more than two decades’ experience in residential property management.

Having built and grown her own independent property management company, Kate saw first-hand the challenges managing agents, directors and leaseholders faced with outdated systems, poor communication and a lack of transparency. Resident was created to provide a modern, more accessible platform designed specifically for the realities of block management.

Built from practical industry experience rather than a purely technical background, Resident has evolved alongside managing agents to simplify compliance, improve communication and give clients clearer visibility over their buildings, finances and day-to-day management.

Kate holds a First Class Honours degree in Land Management from the University of Reading, specialising in Investment & Finance, and trained in Landlord & Tenant matters at a West End surveying firm before returning to Tunbridge Wells to complete her training in property management and agency. She qualified as a Chartered Surveyor in 2004 and is a strong advocate of regulation by the Royal Institution of Chartered Surveyors and the protections and standards it provides for both agents and leaseholders.

Today, Resident supports managing agents across the UK, Ireland, the Channel Islands and British Overseas Territories, including Cyprus and Gibraltar, helping modernise block management through smarter technology, greater transparency and a more client-focused approach.


Resident began in 2014 when I was running my own block management company and became increasingly frustrated by the lack of modern, affordable systems available to support day-to-day property management.

At the time, most software focused on individual tasks rather than the wider picture. I wanted to create a single platform that brought everything together — accounting, company secretarial work, compliance, contractors, works orders, communication, document management, insurance, reminders and reporting — all designed specifically for managing agents.

Communication was also changing rapidly. Long before digital communication became standard across the industry, I believed there had to be a more efficient and transparent way for agents, directors and leaseholders to work together whilst reducing administration, postage and unnecessary delays.

From the beginning, Resident has been shaped by real-world property management experience and continual feedback from our clients. The platform continues to evolve every day as legislation changes, client expectations increase and the industry modernises. Our aim remains the same today as it was when Resident was first created — to provide managing agents with practical, reliable software that genuinely makes block management easier.

Managing Director

Kate has been letting and managing property for 15 years, she channeled this experience into designing Resident which launched in 2014. Kate has a first class honours degree in Land Management from the University of Reading specializing in Investment & Finance, and trained at Nelson Bakewell (now Capita Symonds), a Property Consultancy, in London. She qualified as a Chartered Surveyor in 2004, and is a Fellow of ARLA. She became a Board member of ARLA in June 2015.

Jon brings a wealth of experience to the Resident team, having spent the last 12 years working in the online property sector. He joins us from Zoopla, where as Key Account Director he was responsible for developing online marketing partnerships with UK estate agents, letting agents and property developers. As Regional Sales Manager for Rightmove, he also covered the Overseas market before moving to PropertyFinder to manage Major Accounts.

All common questions about our online block management software solution are listed below. If you have any other queries, please contact one of the team.

There are different packages available for managing agents, who will be managing a large number of properties, and those who self-manage an individual block. Please refer to the Pricing page for details of the annual licence fees. There are no installation fees, no downloads and no fees per user, just one annual licence.

The system is intuitive and training is not required although can be provided if required.

Yes. All leaseholders with an email address will be emailed an invitation to access your blocks information on Resident. Once logged in they will be able to see all documents stored for the block (for e.g end of year accounts, insurance etc.) and their own individual leaseholder service charge account. The directors of the blocks management company will be able to view all information. Only the administrator has editing rights.All rights are fully configurable for each block.

You will need to have the following information.

  • Companies House Company Number – this will auto populate with Companies House and pull through relevant data to get you started for each block
  • The percentage each owner pays towards the service charge
  • Details of each owner: name; address; phone numbers; email addresses
  • Details for each tenants: name; address; phone numbers; email addresses
  • List of shareholders & the date they became shareholders
  • List of directors & dates they became directors
  • Contact names and details of all suppliers/ contractors for the property
  • Renewal dates for building and Directors & Officers liability insurance and the policy schedules for both
  • Bank Account details for service charge account
  • Opening balances for your bank account and each leaseholders service charge account
  • Copies of the following to upload and save to the system: leases; Memorandum & Articles; Incorporation; last three years accounts and; Directors and Officers and building insurance policies
  • You will need to delete cookies from your computer if you have received a demo so your computer forgets the demo log in details.

Resident will help you stay compliant through: instant access to knowledge and advice from our block management experts; a database of recommended lawyers and accountants and online resources to keep you up-to-date with regulation.

Yes. When the annual budget has been approved and service charge demands are generated they will be automatically emailed to leaseholders with summary of rights and obligations attached. If a leaseholder does not use email their service charge demand can be printed and posted in the normal way.

We recommend changing the financial year end by either lengthening or shortening the financial year end at Companies House as this will ease your administrative burden. It is worth noting that you can only lengthen an accounting period once within a five year period, however it can be shortened more frequently.

Our cloud based software is hosted on the Microsoft Azure Platform, the adopter of the world’s first code of practice for cloud privacy. 

Azure meets a broad set of international and industry-specific compliance standards, such as ISO 27001, HIPAA, FedRAMP, SOC 1 and SOC 2, as well as country-specific standards, including the UK G-Cloud. 

Most of the world’s largest brands use Azure such as Pixar, Ebay, Travelocity, Boeing, EasyJet, Samsung, Xerox, 3M, Mazda, Aston Martin and BMW to name a few. 

All data transmissions are protected by SSL secure certification with SHA-256 with RSA Encryption between the browser and the server. Additionally, no two clients share the same database, each client has their own database instance, a first in our industry.
